The NKBA's latest planning guidelines point to a clear shift: Accessibility is moving from a compliance afterthought to a proactive design standard, built in at the framing stage rather than retrofitted after the fact. This means reinforced walls for future grab bars, lever hardware as the default, wider doorways designed in from the start.

The economics are straightforward. Blocking a wall for grab bars during framing costs a fraction of what it costs to open that same wall five years later, after drywall, tile, and a client's changed circumstances.

But the bigger shift is philosophical. We stopped asking "Will this client need this someday?" and started asking, "Why would we ever design a home that can't adapt?"

That's not designing for decline. That's designing for the possibility of how a client will actually live in the space, whatever their mobility may be.

This statistic isn't meant to scare anyone. It's meant to make the case for a shift we're already seeing across the design world: accessible hardware isn't a retrofit for after something goes wrong. It's a proactive standard for a home that works in whatever ways life changes.
