Seattle homes and water damage — it’s only a matter of when, not if 🌧️

This rooftop deck had been leaking for a while. When we pulled up the old surface, we found exactly what we expected — a cracked, deteriorating bitumen membrane and water-damaged plywood underneath.

The fix: a full torch-down membrane replacement. We removed the old failed layer, replaced the damaged decking, and installed a new torch-applied bitumen membrane — the right waterproofing solution for a flat roof deck in the Pacific Northwest.

Here’s what most homeowners don’t know:

👉 Flat roofs and roof decks need torch-down or equivalent membranes — regular roofing materials won’t cut it.
👉 A slow leak always looks small from the inside. Outside it’s usually a bigger story.
👉 Water-damaged plywood under your deck means the leak has been going on longer than you think.
👉 Catching it early saves thousands. Waiting costs more.

Quick question for Seattle deck owners: when did you last look at the spot where your deck meets the house?

That little junction is where most decks quietly fail — the flashing membrane gives out, and rain slips behind the siding for years before anyone notices.

We recently rebuilt a deck for a homeowner in North Seattle after finding exactly that: a failed membrane at the wall, hidden under boards that looked fine on top. July is the perfect month to check yours — everything's dry, so soft spots and dark staining actually stand out.

Here's the 10-minute version: press on the boards closest to the house, peek at the flashing line, and give the railing posts a firm wiggle. If anything feels spongy or moves more than it should, it's worth a closer look before the fall rains come back. Catching it in summer usually means a repair; catching it in November often means a rebuild.

🏡Seattle summer looks dry outside, but your bathroom is still the most humid room in the house — every hot shower dumps moisture that lingers long after you towel off. That trapped humidity is what quietly peels paint, warps trim, and grows mildew in the corners you never look at.

The fix is boring but mighty: run your exhaust fan during your shower AND for 15–20 minutes after, every single time. While you're at it, check two things — that the fan actually pulls air (hold a square of toilet paper to it; it should stick), and that it vents outside, not just into the attic. If yours is loud, weak, or older than your last phone, it's probably underpowered; a higher-CFM, low-sone fan clears the air faster and runs quiet enough that you'll actually leave it on.

We just swapped two tired, noisy fans for quiet high-CFM units in a West Seattle home, and the difference in how fast the mirror clears is night and day. Small upgrade, big payoff for your paint, your drywall, and your air.
