Buying a home for $1,000,000 🏡
but the bank appraises it at only $950,000…

So, who covers that $50,000 difference? 👀

That’s what we call an Appraisal Gap. 💰

This is especially important in a competitive market. If the home appraises for less than the purchase price, the buyer may need to bring additional cash to closing or renegotiate with the seller.

Before writing an offer, don’t just ask:
“Can I afford this home?”

Also ask:
“How much of an appraisal gap am I comfortable covering?”

🏡 ซื้อบ้านแล้วเปลี่ยนใจ ถอนตัวได้ไหม?

คำตอบคือ… อาจได้ ถ้าคุณยังมี Contingency ที่เกี่ยวข้องอยู่ 👀

Contingency คือ “เงื่อนไข” ในสัญญาที่ช่วยปกป้องผู้ซื้อ โดยที่เจอบ่อย ๆ เช่น

🔍 Inspection Contingency — ตรวจสภาพบ้านก่อนตัดสินใจเดินหน้าต่อ
💰 Appraisal Contingency — ปกป้องกรณีราคาประเมินไม่เป็นไปตามที่คาด
🏦 Loan Contingency — ปกป้องกรณีมีปัญหาเรื่องการอนุมัติสินเชื่อ

แต่สิ่งสำคัญคือ แต่ละสัญญาไม่เหมือนกัน และ Contingency มีระยะเวลาที่กำหนดไว้ อย่าเพิ่ง Remove Contingency เพียงเพราะอยากให้ Offer ดูแข็งแรง โดยที่ยังไม่เข้าใจความเสี่ยงค่ะ
