Excited to share some concepts for a multi-storey mixed-use buildings our team has worked on.

This project brings together commercial activity, professional office space, and residential living in one integrated development. The ground floor activates the street with commercial uses, extended sidewalks, and a stronger public realm presence—creating a more walkable, vibrant frontage.

The building includes two floors of executive office space tailored for CPAs, lawyers, and healthcare professionals, addressing the growing demand for high-quality professional space. An open interior atrium provides flexible public space, suitable for year-round uses such as indoor markets, while rooftop amenities and upper-level residential units
introduce a new level of mixed-use urban living.

A multi-storey parking structure at the rear provides efficient access from adjacent laneways, supporting both tenants and visitors while maintaining a pedestrian-focused streetscape. Features like downtown public washrooms further reinforce the project’s community value.

Our team supported the project from early-stage concept through feasibility—delivering planning review, condition assessment, concept design, 3D concept modelling, 3D zoning and spatial analysis, site plan analysis, and preliminary engineering cost estimates to ensure the vision is both ambitious and grounded in reality.

Next steps include coordinating supporting studies, advancing a formal planning application, and securing site plan approval. From there, the project moves into detailed design, full engineering, building permits, and ultimately construction services.

This is the type of integrated development that drives long-term, sustainable growth.

With over 15 years of design and engineering experience in low-rise, residential, and Part 9 buildings, our team brings a practical, technically grounded perspective to heritage and adaptive reuse projects. As a CAHP heritage professional, we’ve worked extensively with traditional materials like timber and stone, and understand how to preserve character while upgrading performance.

We’re 100% Canadian and an engineer-led firm, fully compliant for federal projects, and a proud IWSCC-certified, veteran-owned business delivering 100% bespoke solutions. Our work is rooted in structural expertise, particularly in traditional construction methods.

More importantly, we believe projects like this are about stewardship. The best solution isn’t reinvention—it’s preservation. Retain the building as it is, adapt it for modern use, improve energy performance, and introduce functional upgrades and contemporary finishes where appropriate.

A practical upgrade to Brockville’s outdoor covered rink, delivering change rooms, washrooms, a canteen, and a Zamboni garage in a single, durable facility designed for year-round use.
The project takes a performance-driven approach, using double-wythe masonry walls as both the exterior envelope and finished interior surface. This eliminates additional cladding and reduces long-term maintenance, creating a highly resilient solution for a high-use public asset.
A timber-framed porch extends the building outward, providing a shaded gathering space that integrates cleanly with the stone-faced masonry. The proportions and detailing were coordinated to create a consistent and grounded material expression.
The form also includes a vertical element referencing the former Trinity Church tower, adding local context and identity without adding unnecessary complexity.
Built with standard masonry units and straightforward detailing, this project demonstrates how durable, low-maintenance municipal infrastructure can be delivered efficiently—and repeated across other communities.
