The Borden Collection located in Kelowna, BC is a unique response to the typical RU7 fourplexes popping up around the city. Rather than one monolith of a building which is typical, this sites characteristics allowed four single family detached homes with a significantly better connection to the surrounding green space all while highlighting the heritage building next door.

The exterior finish pallete included brick masonry and shingle style cladding which compliment the heritage building while the buildings form is what we call a modern gable with clean lines, and timeless materials. Less is more!

Our Borden Ave project in Kelowna is nearing completion and will be hitting the market soon. The project started all the way back in 2018 and from its original napkin sketch the modern, asymetrical and cantilevered gable was it's defining feature. Complimented with stacked brick masonry on the main floor and shingle siding on the upper floor, the cantilever upper floor covers the main entry and patio. Simple volumes, classic materials and a play on repetition.

Rather than the typical RU7 solution which is a four plex with no yard space and a tiny garage slammed into the back of the lot, we omitted the garage, chose open air lane parking off the side of the lot (very unique RU7 lot with a side lane rather than the typical rear lane) which allowed us to place four single family homes on the lot. Each home has both a front and rear patio and because priority was given to people, rather than cars, each home has much greater access to green space / patios / yards and views into the green space from all spaces inside the homes.

What do you think of this entry roof?

It's supported by 3x3 steel posts with baseplates embedded beneath the concrete sidewalk (with drainage) and a simple inverted steel L angle secured to the posts which support the hidden lumber roof framing. Add in a continuous vent channel with the cedar soffit and a standing seam metal roof and this entry captures the eye... especially with that view!

The details are coming together!

We are finishing the roof with Prolok 16" standing seam metal roof in a clear galvalume finish and wow is it ever beautiful! 24 guage thick steel to allow snow guard and solar panel installation later.

We finished roughly 2/3rds of the other half today and will be working on the gable end flashings and ridge cap tomorrow and possibly a even be getting into the next roof.

For the fascia covering the eave end we had a custom flashing made which incorporates both the fascia and J-trim for the soffit. This detail allowed all fasteners to be concealed and provides a super crisp line which is then highlighted by the galvalume hooked eave flashing and the hemmed edge roof
panels which "hook" over the flashing.

The black steel has an almost diffused mirror like quality to it which was a nice surprise as it is beautiful!

Big shout out to www.iqair.com as they have compiled air quality monitoring stations throughout the world to provide real time air quality data. BC is still the worst on the planet.

Please note these values are only averages throughout each community and due to the mountainous terrain in BC there can be pockets of polluted air that vary quite significantly. For example, the other day downtown Kelowna was 400+ppm and only 1.5kms away at Dilworth Mountain levels were at 700+ppm of PM2.5 (particulate matter - ash, dust, pollen, etc.)

We recommend visiting the IQAir website, search for your community, and then zoom in using the map to see exactly what is happening in your community.

Helpful Tips
1. Limit your time outdoors
2. Wear a N95 mask if outside
3. Seal up windows/doors
4. Turn off or minimize the run time of any devices that are pulling outdoor air into your home or office (furnaces, air conditioners, HRV/ERV's, etc.)
5. Clean or replace filters on furnaces, air conditioners, HRV/ERV's. Look for MERV13 filters (sometimes referred to as 2200 level or F7 filters)
6. Standalone air purifierers are great!
7. Indoor air quality monitors are also great to provide realtime data on temperature, humidity, carbon dioxide, volatile organic compounds, and most importantly right now, particulate matter.

The outdoor air quality throughout Kelowna, on average, slightly improved overnight however the downtown core particulate matter (PM2.5) is well over 400ppm. It's heartbreaking to watch trades working outside right now without masks.

Think of the World Trade Center, the initial attack killed almost 3000 people but the exposure to pollutants has since killed well over 5000 and counting.

It's not just the wildfire, it's the houses, cars, boats, and even the garbage dump that has burned. A total toxic soup! When will we learn?

Particulate matter includes
ozone (O3), nitrogen dioxide (NO2), sulfur dioxide (SO2), carbon monoxide (CO) and both PM2.5 and PM10 and can be defined as follows...

PM2.5 can consist of a variety of different materials, adding to the danger that it presents to health upon inhalation. These materials can be ones such as sulfates, metals, microscopic water v***r, mold spores (which can vary in their classification depending on the size), as well as soot, dust and silica particles. Due to its extremely small size, PM2.5 can pe*****te deep into the tissue of the lungs, bypassing the body’s natural defense system and causing inflammation of the lungs themselves, as well as irritation to the entire respiratory tract.

The outdoor air quality throughout Kelowna and many communities throughout the Okanagan and BC is absolutely brutal! Concentrations of particulate matter (ash, dust, pollen) have hit as high as 690ppm (parts per million) in some areas of Kelowna.

1. Close windows and doors and seal up any cracks or leaks as best as possible.

2. Clean or change any air filters on any devices that are pulling outdoor air into your home. If a new filter, look for a minimum MERV13 or 2200 level filter.

3. Significantly reduce how often whole house fans, air conditioners, ERV/HRV's pull outdoor air through them. In a 24 hour period this could be reduced to the absolute minimum level if not entirely turn the units off. If the unit has the option to only "recirculate" indoor air, pick that as it will stop pulling in outdoor air while still maintaining a comfortable interior temperature, and, depending on where the filter is located could continue to filter the interior air.

4. Standalone HEPA level air filters that clean interior air with MERV13+ filters are ideal. If you can't find one locally get one ordered and if you can, order an extra for your friends/family as this could be the most boring gift but also most helpful gift you'll ever give.

I was out grabbing my family a new air filter for indoor air filtration and while in the store a number of people were scratching their heads wondering what to look for so I realized our area of expertise could likely help others.

We are very likely to have smoky skies for the next month or so considering the scale of fires across the province so if you don't have a standalone air filter I hope this can help provide some relief.

To effectively filter smoke smell or particulate matter (ash, dust, and more...) you need at least a MERV 13 filter, sometimes also referred to as a "2200" level filter. MERV 13 is what hospitals use for general use and can go as high as MERV 20 for specialized clean rooms and laboratories.

These filters can be harder to find locally in the big box stores and are often not the right size but you can simply buy an oversized one and then cut it too fit. The filtration material is typically fibreglass so be sure to wear gloves and then vacuum the work area when complete. All you need to do is to cut it to size, cut some new thin cardboard strips for the cut ends and glue them back on (this is all the manufacturers do using automated machinery). It takes roughly 30 minutes for roughly 1-2 months of filtered air in these conditions.

Due to the finer level of filtration, this will require more electrical fan energy to pull air through the filter but it's a trade off...a few extra dollars in electricity costs vs. living and breathing smoky air for weeks/months.
