🏠 What is reasonable enjoyment?

As a tenant in Ontario, you have the right to enjoy your rental home without substantial interference. This can involve issues with your landlord, as well as ongoing disturbances caused by another tenant.

🔑 Remember:

✔️ Your landlord cannot substantially interfere with your reasonable enjoyment.

✔️ Ongoing noise or disturbances from another tenant may be worth raising with your landlord.

✔️ Document concerns and communicate in writing.

Not every inconvenience is a violation, and every situation depends on the circumstances.

🔑 Who can change the locks on a rental unit?

There are rules for both landlords and tenants in Ontario.

🏠 Landlords: If you change or alter the locking system while a tenant is occupying the unit, you must provide the tenant with replacement keys.

👤 Tenants: You cannot change or alter the locks without the landlord’s consent.

The bottom line? Everyone who needs access should have the appropriate key. 🔑

New rules. Cooler summers. 🌬️

As of July 1, 2026, Ontario tenants now have the right to install a window or portable AC unit even if their landlord doesn't provide one. There are rules on both sides though, so make sure you know them. Swipe through 👉

💸 Rent is due on the first.

Forgot to pay? 😬 Don’t panic…but don’t ignore it either.

If your rent isn’t paid, your landlord may serve you an N4 Notice to End your Tenancy Early for Non-payment of Rent.

An N4 gives you a deadline to pay what you owe. It doesn’t mean you’re automatically evicted, but ignoring it can lead to your landlord applying to the Landlord and Tenant Board.

So… if you’re watching this after the first:

👀 Check your bank account.
💸 Check your rent payment.
📱 And maybe check your landlord’s messages.

Can your landlord evict you even if you’ve done nothing wrong?

Sometimes, yes.

There are fault-based and no-fault grounds for ending a tenancy in Ontario. But that doesn’t mean your landlord can simply tell you to leave — there are specific rules, notices, and processes that have to be followed.

If you ever receive an eviction notice, don’t panic. Know your rights and understand what happens next. 🏠

Did you know your lease doesn't just "expire" when your 12 months are up? 👀

In Ontario, if you stay in your unit after your fixed-term lease ends, your tenancy automatically continues on a month-to-month basis — same terms, no new lease required. And your landlord cannot force you to sign a new one 💙
