We've seen it too many times: a landlord picks the applicant who smiled the most, chatted easily - and 'felt right.' Three months later, the rent is late and the garden's overgrown!

I'm Daniel Lees, founder of Swift Property, and a landlord myself. I've lived in the UK, the US, and South Africa.

I know what it feels like to own a property in London and manage it from the other side of the world: The anxiety of a 2am maintenance message. The frustration of calling your agent and reaching someone who doesn't know which property you're talking about. A leaking boiler or heating that packs up in the middle of a cold spell!

Wow - London is in a heatwave. 🌳

The park is full. The Thames is glittering (and if you are down by the White Swan, overflowing!)

With temperatures hitting 34Β°C this week, it's also a good reminder of a few practical things for landlords:

β†’ Tenants can request fans or ask about ventilation, reasonable requests under the current heat standards guidance are worth responding to promptly.

β†’ Flat roofs and older windows can be worth checking after a prolonged hot spell as thermal expansion can surface minor issues.

β†’ If your tenant's been quiet, a quick check-in from your property manager goes a long way.

The Renters' Rights Act is now in force. We've broken the act down into a few clear steps that every south west London landlord should know:

Here's what changed on 1st May 2026:

β†’ Fixed-term tenancies are gone. All new tenancies are now rolling and periodic. (Your tenant can give two months' notice at any point, even from day one).

β†’ Section 21 "no-fault" evictions no longer exist. If you need possession, you'll need to use updated Section 8 grounds (for example, selling the property or moving back in yourself).

β†’ Rent increases are now limited to once a year, with two months' formal notice (tenants can challenge increases they consider excessive).

β†’ Pet requests must now be properly considered - refusing without a valid reason isn't an option.

β†’ You must register on the new national Property Portal and join a Landlord Ombudsman scheme. These aren't optional steps, failure to comply can result in civil penalties of up to Β£40,000.

The good news however, is that done right, this reform should mean better tenants, fewer voids - and overall, a more professional market.

Honestly, when the weather is like this, the only sensible thing to do is find the nearest ice cream van - and indulge! Days like these remind us why were you live, matters so much. There is a reason why Richmond was voted the best place to live by The Sunday Times.

It has that rare quality of riverside, cobbled streets, sprawling parks, cricket on the Green - and cafes, restaurants and shops galore. It's the kind of space people never want to leave! (And as a landlord, that's incredibly powerful.)
