The project with the best return at resale is the garage door. I know how that sounds.

About $4,700 to replace. It adds roughly $12,500 in resale value.

A new steel front door is next. Around $2,400 in, and more than double that back out at closing.

Then compare that to a midrange bathroom remodel. About $26,000 spent, about $21,000 back. A minor kitchen refresh, new counters and cabinet fronts and paint, actually does slightly better than break even. It's the full gut renovation that quietly costs you.

The pattern is hard to miss once you see it. The projects that pay you back are small, cheap, and on the outside of the house. The ones you'd be excited to show people are the ones you lose money on.

That doesn't mean skip them. Some projects are worth doing because you'll enjoy living with them, and that's a real reason. Just know which bet you're making before you commit the budget.

Every summer I tell myself I'm going to try new dessert spots in SaltLakeCity, and every summer I end up back at the same one.

Right now I'm dreaming about:

👉 MONKEYWRENCH's banana brownie vegan soft serve, because they make everything small-batch and the flavors rotate so there's always something new.
👉 Sweet Hazel & Co. Bistro & Bakeshop, mostly because their dessert case is stacked with vegan options that don't taste like compromises.
👉 Beaumont Bakery & Cafe's vegan sandwich, which will make you briefly consider buying a second and third.

A deed change feels like a smart decision but the fallout can take years and a courtroom.

This comes up most with two kinds of homeowners: the ones thinking about adding a family member to their deed, and the ones who just inherited a property they now co-own with a sibling or two.

Both are standing on the same fault line. How that title is structured decides who actually controls the home, who can force a sale, and what the tax bill looks like when it changes hands — and none of it cares what the will says.

The good news is that almost all of it is fixable while it's still a paperwork decision. It's only expensive once life forces the issue.

A client added their daughter to the deed to avoid probate. Clean, simple, done.

The estate attorney saw it differently.

Three things nobody told them:

1️⃣ Adding a name transfers your original cost basis. The taxable gain calculates from what you paid in 1991, not today.
2️⃣ Inheriting the home through a will would have given her a stepped-up basis to current market value. Same house, very different tax bill.
3️⃣ A gift tax return was required. They found out after.

One conversation with the right person before the deed gets filed can change everything. Always ask me about anything to do with your home. If I don't have an answer, I can refer you to my trusted estate attorney.

He titled it as joint tenancy. Seemed straightforward.

When he passed, his daughter's share automatically transferred to his son. The will didn't matter. The deed overrode everything.
She got nothing.

I was talking through a case like this with the estate attorney I refer my clients to and something they said stuck with me. They said most families don't find out how their deed is titled until it's too late to change it.

If you're the one helping a parent think through this, you've probably heard the same fear they have.

Most families rule out a reverse mortgage before they understand it, usually over the one thing that isn't even true. You don't hand over the title. Your parent still owns their home.

The conversation worth having isn't "will the bank take the house." It's whether this fits the bigger plan, next to downsizing, home modifications, and the local programs most people never look into.

Summer nights in Olympus Cove when we get a little rain are the best.
