July’s Silicon Valley housing data tells two different stories.

For single-family homes, sales were mixed—declining modestly in Alameda and Santa Clara counties while rising in San Mateo. Yet median prices remained above last July in all three counties.

Inventory also remained constrained. Buyers continued to absorb the limited supply reaching the market, helping support median prices even where sales declined.

Condos told a different story: Sales rose across all three counties, while median prices and price per square foot fell. Median-price declines were most pronounced in Alameda and Santa Clara, suggesting affordability pressures may be weighing more heavily in those markets.

With more inventory and longer market times than single-family homes, condo buyers may also have more room to negotiate.

This was not a broad market reversal. Property type, price point and neighborhood matter more than the regional headline.

Jumbo loans are often associated with luxury homes. But at Silicon Valley price points, many buyers use them simply to finance their home purchases.

So what actually makes a loan jumbo?

A conforming loan falls within the applicable loan limit set by the Federal Housing Finance Agency and meets Fannie Mae or Freddie Mac guidelines. A loan that exceeds the conforming limit for the county where the property is located is considered jumbo.

For 2026, the conforming loan limit in most of the country is $832,750.

But in most Bay Area counties—including Santa Clara, San Mateo and Alameda—the limit is higher:

$1,249,125

Loans above $832,750 but no more than $1,249,125 are considered high-balance conforming loans in these counties. Go above $1,249,125 in loan amount, and you’re in jumbo territory.

Remember, the limit applies to the loan amount—not the purchase price. With 20% down, a purchase price above approximately $1.56 million would cross into jumbo territory. Put down more, and that purchase-price threshold moves higher.

Jumbo rates may also surprise you. Many lenders compete for well-qualified jumbo borrowers in Northern California, so a jumbo rate can sometimes be comparable to—or even lower than—a high-balance conforming rate.

However, jumbo loans typically involve more detailed underwriting and stricter qualification requirements. Guidelines aren’t standardized, and lenders may differ in how they evaluate cash reserves, liquid assets, credit, debt-to-income ratios, and the history and expected continuation of RSU or bonus income.

The same buyer may receive different answers from different lenders. That’s why it’s important to compare the complete loan—not just the advertised rate.

BART service to downtown San José is still roughly 11 years away.

So why does it matter now?

Because after decades of planning, physical construction is underway at the West Portal near PayPal Park—the future launching point for the tunnel-boring machine.

Phase I opened in 2020, connecting Milpitas and Berryessa/North San José to the larger BART system.

Phase II will continue the line from Berryessa through four new stations:

• 28th Street/Little Portugal
• Downtown San José
• Diridon
• Santa Clara

Major tunneling is expected to begin around 2028, with VTA targeting 2037 for passenger service.

But this is about more than transportation. VTA says the extension could support up to 60 million square feet of housing, retail and commercial development along the corridor over time.

It’s part of a much larger shift toward building denser, more walkable communities near major transit.

That doesn’t automatically add a premium to nearby homes today. But transportation access and station-area development can influence buyer demand—and fundamentally change how neighborhoods grow over time.

The market may seem quieter, but the Silicon Valley homes that closed in July were still moving quickly.

Across these six cities, median days on market were remarkably similar—even though prices, inventory and buyer demand vary from one area to another.

One important caveat: these figures reflect only the properties that sold. They don’t capture listings that were still sitting at the end of July, expired or were withdrawn.

The takeaway isn’t that every home will sell in a week or two. It’s that buyers are still acting quickly when the price, condition and location line up.

Can RSUs help you qualify for a mortgage in Silicon Valley?

They may—but the answer can depend on the lender.

One lender may qualify you using salary alone, while another may also count eligible RSU income. Same borrower. Similar documentation. Potentially very different buying power.

For example, someone earning a $180,000 salary plus $60,000 a year in eligible RSU income could see an estimated increase of approximately $350,000 in buying power if the RSUs are counted.

Lenders will typically look at factors such as:

✔ Whether the RSUs have vested and been distributed
✔ Your history of receiving RSU income
✔ Whether the RSUs are from a publicly traded company
✔ Evidence that the income is expected to continue

(You may need to provide W-2s, recent pay statements, brokerage records and your current vesting schedule.)

Some lenders have stricter internal requirements. Others have more experience evaluating equity compensation.

That’s why one lender’s “no” may not be the final answer.
