Don’t forget to change your HVAC air filter regularly—you breathe the air that passes through it!

One thing that helps me stay on top of it? I buy a bulk pack for the year so I always have one ready when it’s time to swap it out.

Most filters should be changed every 1–3 months, though some higher-capacity filters can last up to 6 months. Check the manufacturer’s recommendations for your specific filter.

You’ll want to check it more often if:
-You have pets
-Your HVAC system is running constantly during peak seasons
-You’ve recently completed a renovation or construction project
- Someone in your home has allergies

It’s a quick, inexpensive task that can help improve your indoor air quality, keep your HVAC system running efficiently, and extend the life of your equipment.

If you’ve been wondering what the real estate market is doing in Stafford, Spotsylvania, and King George, here’s a quick update! 🏡

Homes are still moving quickly, with the average home going under contract in about 12 days.

This tells us buyers are still actively looking and are ready to make offers when the right home hits the market.

While we’re seeing a little more inventory than we had over the past few years, well-priced and well-presented homes continue to attract strong interest. Sellers still have a great opportunity, but pricing correctly and marketing from the start is more important than ever.

For buyers, having a few more options on the market is great news. It also means you can be a bit more selective—but you’ll still want to be ready to move quickly when you find the right home.
