When adult children help parents think about selling, it is easy to focus on the house first.

The repairs.
The price.
The moving timeline.
The furniture.

And my answer is usually:

During a walkthrough, I’m not just looking at whether something is new. I’m looking at whether it fits the home, the neighborhood, the price range, and what buyers are likely to expect.

But if the roof is near the end of its life, buyers may still hesitate.
