Home Selling 101: Once It Hits the Market 🏡

When the for sale sign goes up, the real work starts! Here are three things I tell my sellers to expect to do once we put your home on the market.

1) Keep your home showing-ready at all times. I usually tell my sellers to keep the countertops clear (one appliance that you use every day, max!) and have a basket or bin to toss in any everyday items that you might need to pack up quickly to keep you home free of clutter for buyers. Be ready to get the whole family out of dodge for showings, including your pets!

2) Don't panic if you don't get an offer right away. I always follow up with buyers' agents shortly after a showing, and while some will respond with feedback, other's won't. If a buyer loves the home, wants to write an offer or wants to come back for a second showing, chances are we'll hear from the agent sooner than later. If we don't hear anything? That's feedback too -- it means the buyer simply wasn't interested. Hopefully, it won't be long until we're under contract!

3) Once you start getting offers, you don't have to accept the first one that you receive. If you get a cash offer, a contingency-free offer, or if you need to sell fast, then we'll talk. Otherwise, inventory is still pretty low and buyer demand is steady. Both buyers and sellers have negotiation power in this market.

Meanwhile, I'm going to be marketing it creatively so that it stands out to potential buyers. In 2023, your first showings take place online, so professional photography, video, well-written MLS listing description and strategic social media marketing are all non-negotiables.

The first day of summer is finally here, and I’m thinking about all the things we are excited about. So I'm sharing some of my summer favorites today!

⚾️Ball games! So excited for all things baseball & softball this summer. From coaching my daughter's softball game, watching my son play and playing in my 16" league, to catching a Sox Game!

🍽️Dining Al Fresco with views of the lake….whether or not my toes are in the sand! I love North Ave Beach for lunch (and of course, grabbing ) or dinner at

🏡Showing homes! Summer is one of my favorite times to show homes and help clients buy before the school year starts again.

I have good news ... and good news!

Realtor.com surveyed homeowners this spring and the general sentiment about the housing market is pretty optimistic!

If you're considering a summer sale, here's what's on homeowners' minds:

43% expect to get their asking price (up from 27% in 2022).
37% expect to have an offer within a week (compared to 33% in 2022).
35% expect buyers to be willing to forgo contingencies like inspections and appraisals (compared to 30% in 2022).
34% expect an all-cash offer (up from 22% in 2022).
31% expect to get more than their asking price (compared to 30% in 2022).

If the refrain: "should I stay or should I go?" has been on repeat in your head, then it's probably time to talk to a real estate agent.

As it happens, you're in the right place! 😉

For a lot of people considering whether or not to buy this year, interest rates are a major factor.

So here some advice if you're trying to decide whether or not to buy a home this year.

Yes, interest rates have increased. But they're not going to fall below 3% again anytime soon, and while you're waiting for them to drop, you could be building equity toward your future. If you buy and interest rates do dip, you can always refinance at a new, lower rate.

But if you wait to buy....interest rates could actually increase. And if they decrease, buyers are going to come out of the woodwork, creating bidding wars that drive home prices even higher.

So even though rates seem high now, you could very well end up paying more in the future for the same home you could buy today.

Remember this: Homeownership is not a get rich quick scheme. If you're looking at your new home as a long-term investment, there's every reason to be optimistic that a home purchase today will generate a positive ROI over the long term.

Here's what the headlines aren't (ever!) going to tell you about the real estate market ⤵️

There's never going to be a single "right" time to buy or sell a home.

If there was, everyone would buy and sell at the same time, and as much as I love what I do, that would be absolute mayhem - I do not recommend it!

The market is always going to fluctuate, and those fluctuations bring opportunities for buyers and sellers at every stage.

One myth that I've been seeing in the national news is that home prices are dropping...and quickly. But, because housing inventory is still low, prices are actually increasing in 92% of all major U.S. markets -- just more slowly than they were at the peak of the pandemic.

Buyers: If you’ve been waiting to buy because you're worried about depreciation, this is great news! Buying now allows you to start building equity, and give your purchase time to appreciate over the long run.

Sellers: If your home is no longer serving your needs but you're worried that you won't get top dollar, let's talk. You might be surprised by the buyer demand that's out there, even with the recent market shifts.
