Home Selling 101: Once It Hits the Market 🏡
When the for sale sign goes up, the real work starts! Here are three things I tell my sellers to expect to do once we put your home on the market.
1) Keep your home showing-ready at all times. I usually tell my sellers to keep the countertops clear (one appliance that you use every day, max!) and have a basket or bin to toss in any everyday items that you might need to pack up quickly to keep you home free of clutter for buyers. Be ready to get the whole family out of dodge for showings, including your pets!
2) Don't panic if you don't get an offer right away. I always follow up with buyers' agents shortly after a showing, and while some will respond with feedback, other's won't. If a buyer loves the home, wants to write an offer or wants to come back for a second showing, chances are we'll hear from the agent sooner than later. If we don't hear anything? That's feedback too -- it means the buyer simply wasn't interested. Hopefully, it won't be long until we're under contract!
3) Once you start getting offers, you don't have to accept the first one that you receive. If you get a cash offer, a contingency-free offer, or if you need to sell fast, then we'll talk. Otherwise, inventory is still pretty low and buyer demand is steady. Both buyers and sellers have negotiation power in this market.
Meanwhile, I'm going to be marketing it creatively so that it stands out to potential buyers. In 2023, your first showings take place online, so professional photography, video, well-written MLS listing description and strategic social media marketing are all non-negotiables.
