No garage? You're not stuck with it.

A new garage is one of the most practical additions you can make to a Wellington home. Dry vehicle storage, a workshop, extra room for the things that don't fit inside, and a meaningful increase in property value.

It may also involve building consent; whether it does or doesn't, the work still needs to meet current Building Code requirements. Not every builder takes that seriously. We do.

In practice, that means your garage is designed to sit properly on its foundations, correctly braced for Wellington's wind zone, and to have weathertight cladding and roofing. It comes out of the consent process with a Code Compliance Certificate. (CCC)

That CCC matters at resale. It matters for insurance.

Water getting in around your windows is doing damage inside your walls right now.

Window leaks track down behind linings, sit in wall cavities, and cause rot and mould in places you can't see until the damage is already significant.

The cause is almost always failed flashings, dried-out seals, or joinery that was never correctly detailed. A tube of sealant is not the fix.

Proper repair means getting to the actual moisture entry point, removing cladding around the window to assess the flashing and the cavity behind it, replacing what has failed, and reinstating properly.

This is Restricted Building Work and requires a Licensed Building Practitioner. Not a want-to-be repairs and maintenance guy.

Still cold inside even with the heat pump running? Your windows are probably the problem.

Single-glazed aluminium windows, standard in most Wellington homes built before 2005, are thermally about as useful as a hole in the wall. They conduct cold in, lose heat out, and create condensation that runs onto sills and into wall cavities.

Window replacement in New Zealand maybe Restricted Building Work where it involves significant alterations to the weather-resistant envelope. It must be carried out by or under the supervision of a Licensed Building Practitioner.

We do the full job: compliant removal of old joinery, proper installation of thermally-broken double-glazed units, correct flashings and sills, and the sign-off documentation you need.
