We have spent the last couple of weeks moving from room to room to help a home owner restore their home after the recent rain and storm that saturated all their ceilings and carpets and more. We also found very suspect wiring that has also had to be rectified and rewired so we could make the home safe again. A bathroom renovation should last for years—not fail after a few.

The problem often isn't the tiles. It's what's underneath them.

New Zealand's waterproofing standard (NZS 4238) sets out exactly how wet areas should be waterproofed before any tiles are laid. When shortcuts are taken, water finds its way through, timber begins to rot, and the damage often stays hidden until it's expensive to fix.

Do it once. Do it properly. It will save you money, stress and another renovation down the track.

When you open up a home and find moisture and rot and damage, like we found this week, it must be fixed. Depending on the extent of the damage to walls, studs, bottom plates and lintels, it may require Building Consent, it definitely has to follow the Building Code. You must remove all wet, rot and damage timber back to clean unaffected wood and then remove another 1 mtre as well. This is a Building Consent approved job.

That sloping section you've been ignoring could be your best outdoor space.

Most Wellington sections aren't flat, and that means usable land is often the first casualty. A properly engineered retaining wall changes that completely.

The hillside becomes a flat, usable lawn for the kids. A paved entertaining area. Space for a garden shed, raised beds, or a new deck.

Here is what matters: retaining walls over a certain height require engineering input and Council consent. Walls built without that, or with whoever was cheapest on the day, are the ones that start leaning five years later.

Mould around your window frames is a health issue, not a cleaning issue.

In many Wellington homes, single-glazed windows create the perfect conditions for mould. Cold glass, warm room air, condensation forming every night and running onto timber sills, behind curtains, and into wall framing.

Wiping it down every week doesn't fix it. Painting over it doesn't fix it. Replacing the windows potentially does.
